Residential EPC's
A Residential EPC survey generally takes about 40 minutes to complete. This is based on a standard two bedroom house with larger properties taking slightly longer.
Once we have agreed a convenient time, we will arrive on time, complete the survey, answer any questions and return to the office to process the certificate. Once we have processed the certificate, we can then email it to yourself, your solicitor and your estate agent. We can provide a printed copy for your own records if you wish. The whole process can sometimes be completed in a matter of hours and arranged to fit around your busy lifestyle.
All houses for sale now require an Energy Performance Certificate. Soon all rental properties will also require an EPC.
What can I expect from the assessment?
All of our DEA's are very courteous and the inspection is non intrusive.
The Domestic Energy Assessor will collect data on:
- Property type and age
- Construction and dimensions
- Room size and water heating system
- Insulation levels
- Glazing
- Lighting
We will need access to the loft and boiler. It is also beneficial for provide evidence to the DEA for any work you have had carried out on the property. This may be a certificate for cavity wall or loft insulation. The duration of the survey will depend upon the size of the property.
What can I do to make my energy rating as efficient as possible?
- In most cases cavity wall insulation is straight forward, inexpensive and hassle free.
- Installing loft insulation in most properties is an easy DIY job and should be done to a depth of 250-300mm.
- If you boiler is over 15 years old its probably time to replace it and you will get a better rating if you combine it with modern heating controls. If you need to save space, buy a combi boiler, which does not store hot water in a tank but heats water directly from the cold water mains as it is used.
- Fit a modern hot water tank jacket.
- While double glazing can be fairly expensive, it will reduce noise and lower heating bills.
- When purchasing new appliances look out for the energy saving recommended logo, and choose the most energy efficient in their category.
